I don’t have the power to stop the gravy train for the HOGS – and I wouldn’t want to, but I can at least warn people before they fall prey to their traps. Most of these HOGS quickly gouge unsuspecting prospects because they do not know how long the people (sheep) will buy into their Bull Crap.

So, their concept is; Strike fast and strike often – Strike while the iron is HOT!! Have you noticed all the product launches within one particular Guru “buddy” club? Every 3rd or 4th week another Guru or some HOG launches a new product?

Let me ask you a question. Have any of these fancy rich slobbering HOGS made YOU wealthy yet? I hope so, but I doubt it!

I don’t mean to keep rubbing this in your face because I know you’re probably very upset not earning all the big money you’ve been promised. You have a right to be mad.

Here’s a helpful hint…

These practices can more often be found in the workplace, as well as in college, university and technical school courses that are part of campus and distance learning programs.

Choosing an online degree program can be one way that students who are concerned about the environment can cut down on their carbon emissions. Since they don’t have to drive to classes, they can help the environment on a day-to-day basis. However, those looking to take this passion one step further can consider a technology degree, many of which are taking on a sustainability focus.

At Rainy River Community College in Minnesota, for example, an associate degree program in Green and Sustainable Construction Technology offers students opportunities to learn how technologies can decrease a building’s waste and increase its efficiency when it comes to energy and water resources. New York City College of Technology offers a Sustainable Technology certificate program where students can analyze the life cycle costs of new high-tech materials, alternative energy systems and new construction methods. Central Carolina Community College this year is planning a new associate’s degree in Sustainable Technology, with focuses on alternative energy and green building.

The National Center for Appropriate Technology is a private, non-profit organization that works to promote sustainable technology systems, particularly those in energy and agriculture. The center hosts workshops and events and counts a University of Idaho Biodiesel Fuel Education program as well as Salish Kootenai College in Montana among its partners. Oregon Institute of Technology in 2009 changed its Environmental Sciences bachelor’s degree program to a new Environmental Sciences/Sustainable Technology program, where students take courses in renewable energy engineering, mechanical engineering technologies, civil engineering and business management, an article in The Oregonian noted.

In addition to helping students gain a competitive advantage, with workplace settings that are more often taking concerns about the environment into account, courses in sustainable technologies are designed to meet the growing demands of companies involved in the field of environmentally-friendly systems, the New York City College of Technology notes. One of these systems has made news in the Nantucket, Mass., area. The Boston Globe recently reported that officials in the region gave the go-ahead to a controversial alternative energy project known as Cape Wind.

The Cape Wind initiative is intended to bring 130 wind turbines to the coast, creating many jobs and helping the state become a pioneer in employing clean, green technology to procure energy, according to the Boston Globe. Many opponents to the project felt that it would disturb the views from Nantucket and Martha’s Vineyard. Others contended the move could help promote green energy and hopefully enhance the environment by helping to decrease reliance on fossil fuels such as coal and oil that release harmful gases into the environment.

Colleges, universities and technical schools themselves are also becoming more friendly with regard to the environment by employing green technologies. In 2009, some 166 green campus structures either opened or received awards and certifications such as the well-known Leadership in Energy and Environmental Design (LEED) that recognizes measures to conserve water, reduce carbon dioxide and more, according to an annual report released in June by the Association for the Advancement of Sustainability in Education. More recently, Northern California’s Butte College, a national community college leader in sustainability located on a 928-acre wildlife refuge, announced that by May 2011 it would become the only institution in the country to produce more clean energy from sustainable, on-site solar power than it uses.

Sustainable technology credentials might help students find work as sustainability consultants, renewable energy or biofuels technicians and green building supervisors, according to Central Carolina Community College. With new developments in the sustainable energy industry, individuals may also find that they can take additional courses to complement an existing technology degree. Others might want to update their credentials.

When we talk about revenue sources for your business, it is common for most VAs to have just one income stream – client work. That is, they do the work and the client pays them to do it. It’s the ‘one to one’ model and most businesses are opened based on this income stream – this is called active revenue income.

But there are other means to bring revenue into your business as well, and they don’t take that much work to set up or monitor, and you could be missing out!

Passive income is another way that VAs and other small business owners can bring money into their business. It’s called passive because it requires less of your time than active income.

There are a few different types of passive income, but today we are going to talk about one – affiliate revenue.

Affiliate revenue is not complicated – basically it’s a referral fee that you receive for recommending someone’s product or service.

When you affiliate with someone, you receive a unique URL (your affiliate link) from them and that’s how you direct people to their product or service. Typically this is set up in an affiliate program, so it’s all automated.

When someone clicks on your affiliate link, they get connected to you and then for any subsequent sales that are generated from that person, you will be paid a commission.

Jim has a new $500 program he is promoting called “more clients”. He is going to pay $100 commission for any referrals to his program. He is doing a free preview teleclass call prior to launching his program at “more clients teleclass”, so he can get the word out to people about it.

So you are his affiliate, and so Jim sets you up with your affiliate link that is linked to the teleclass. You use that link to promote the teleclass in your various avenues: you send out an email to your list, or you put the event in your newsletter, or you tweet and post it on Facebook. When someone clicks your affiliate link, they will get redirected to the teleclass registration page, where they will sign up. Then in Jim’s system that person will be connected to you, as you referred them to his class. The class is free, so there is no commission earned from the class, but then on the class he will be promoting his new program. The people that you referred to the class will still be linked to you in his system, so if any of them purchase the program, you will earn your $100 commission.

Another affiliate marketing model is more direct, where you can also get an affiliate link that leads them directly to his program, and you can earn your commission that way. Often that way you have access to graphics to put on your website or blog or Facebook, in an effort to attract more clicks. When someone clicks your link, they get connected to you, so the more attractive the links are, the better the chances are that you will get them to check out the programs.

So, for instance, if you affiliate with a person who sells a homestudy program, they will probably have a piece of cover art that you can use to help promote the program. You would place this image on your website or blog or social networks, and you would link the image to your affiliate link, so that when someone clicks the image, they get redirected through your affiliate link, to the homestudy page. If they purchase, you earn commissions. This is a common way to promote things that are not time-specific, but can be promoted year round.

The most important piece of the affiliate program – and ensuring that you earn your proper commissions – is that you use the correct affiliate link. All of the other pieces are automated through an affiliate program, so it’s important to use the right link for the right promotion.

There is generally a different affiliate link for each piece that you are promoting. So above, you would have different links for the teleclass, the program, and the homestudy program. All you have to do is link the right affiliate link to the right piece and the rest is automated by the affiliate program. You just have to sit back and wait for the payout!

Once you understand how the basic affiliate process works, it’s easy to consider setting yourself up as an affiliate for your colleagues and even your clients, so that you can earn passive income by helping them promote their products and services.

Affirmation techniques are becoming much talked about as a route to success. However, for the mainstream of the population, affirmation techniques are still little understood. They are crying out for further investigation.

So, first off, who uses affirmation techniques? Well, successful people, basically.

The methods are not new. Affirmation techniques have been used at least for several hundreds of years, but more likely millennia, by individuals seeking success for themselves and the wider populace. Ironically, decent guides on affirmation techniques are not that easy to come by and some are better than others. In spite of all the hype surrounding affirmation actions, many of us still remain in the dark about the methods employed.

Moreover, it seems that the results of affirmation techniques are still disputed hotly. Some claim they can be empirically proven to work, others say they are complete bunkum. So, who is right? Is there room for dispute?

I, personally, have long been an advocate of affirmation techniques guides because they worked so well for me. I introduced the methods into my everyday life and conversations. I found that my life improved in terms of relationships, personal financial gain and advantages for other people in my personal and business life. So how could I ignore these ideas? I looked into the whole gamut of affirmation techniques in much more detail.

I went from farm hand to president and owner of a very successful private investigations business. And I can truly put it all down to following the right affirmation techniques.

Affirmation techniques have effected enormous changes in many people’s lives which can’t be ignored. That said, a huge swathe of individuals who have used affirmation have found no positive benefit. We should be allowed to question why not. I know it works for me, so what have these people overlooked, or ineffectually implemented, when it comes to affirmation?

Are some people just getting the basics wrong? Is the information wrong? Are the situations we find ourselves in wrong? Or is there an overall view (paradigm) that encompasses the whole symbiosis of affirmation techniques for anyone who cares to buy into this system?

Continual and unabated testing of the various types of method is crucial. Anything short of tried and tested evaluation is spurious, in the least. For sure, benchmark tests may still be banned from the laboratory. Why, I don’t know, but that is our current day situation. Personally, I can only concentrate on anecdotal evidence.

Before I get there, perhaps we could explore what the aim of affirmation actually consists of. The whole picture of affirmation is an elusive one. Confounded, lambasted and derided by many, its true visage and power is yet to be fully appreciated.

To put it at its basic level, affirmation relates a conscious order directed to the subconscious. In the subconscious mind the veracity of conscious thoughts are accepted. Subconscious thoughts then become something natural and are put into effect without any conscious thoughts. In effect, you control the way you are automatically after the initial input via affirmation techniques.

Why is that important? Well, because to influence other people, you must be entirely natural. Otherwise they will pick up that something is wrong, that your behavior is forced. And that is the basis of affirmation techniques. They are positively conscious techniques which become natural and subconscious. However, anything you relate consciously to the subconscious must be regarded by the subconscious as acceptable and entirely believable. If you try and convince the subconscious that you are an operatic diva when in fact you sing like a crow, it just won’t be accepted.

But, and this is a big but, if you tell, or command, your subconscious that you will be a master tenor lead at the Sydney Opera House, you have every possibility of becoming so. For most of us, tension in the conscious mind is a barrier to becoming what we should be. Let us be honest; it really is the truth. We all sing better when alone, in the shower, or wherever. Put us in front of a crowd of spectators and we become tongue-tied and out of tune. But we know we can do it really.

So that’s what affirmation techniques are all about. They are simply a way of convincing ourselves that we are capable of what we could actually do in any case, if it weren’t for our self-consciousness. I know I haven’t ventured into any specific techniques, but let me assure you that they have worked for me. I was terribly self-conscious and self deprecating ten years ago, although I knew I had a good brain and personality. I was earning the minimum wage. Now I run a very successful private investigations bureau.

That is about the best I think I can achieve given my abilities. Other people who have followed affirmation techniques are, or have been, presidents, business magnates and some just much better moms and dads. Affirm, don’t decline.

Affirmation is a statement of an idea you desire to “make firm”, to impress upon your subconscious mind, so that eventually it begins to work for you automatically.

There are many different ways to practice self-hypnosis, and writing affirmations is one of them. As you keep on working with self-hypnosis, you may find that at different times your mood and preferences may change and different methods may be more suitable for you. The more options you are aware of, the better you will be able to deal successfully with any situation regardless of the circumstances.

There may be times when you just want to relax and listen to a hypnosis recording and let it guide you toward your desired outcome. There may be times when you feel too busy and may find it more suitable to just let the subliminal recording play in the background. And then, there may be times when you feel too restless, or you are experiencing some pressing feelings you’d like to get out of your system and transform them, times when you just don’t feel like relaxing, but would rather engage in some form of physical action. Writing affirmations is one of the things you can do at such times. By the way, you can write them or type them, repeat them silently or aloud, or even sing them, according to your preference.

Another purpose of writing affirmations is that they allow you to become aware of any conflicting beliefs hiding in your subconscious mind, so that you can transform them at the same time.

An effective process of working with affirmations has three main stages- just like a good hypnosis session, a prayer, or any other form of change-work. The following process describes an effective way you can work with affirmations.

STAGE 1

The first stage gets you into the appropriate state of mind for impressing the affirmation upon your subconscious. In a regular hypnosis session, you get into this state of mind generally through relaxing your mind and body. When working with affirmations, you may want to align yourself with the source of all power, or if you prefer, your own inner power to create changes in your life, by writing appropriate affirmations.

The purpose of this stage in hypnosis is to help you to put aside the critical faculty of your conscious mind. The purpose of this stage when writing affirmations is to help you put your “outer” self aside, so that you can access your inner “creative power”, your “true Self” which knows of no limitations and has all the knowledge and power to bring about the desired changes in your life.

Here are few samples of such affirmations:

“I live and move and have my being in an ocean of love, power and wisdom of God”.

“I am in, one with, and completely amalgamated with all love, power and wisdom of God”.

“I allow all the love, power and wisdom of God to express fully and freely through me now.”

Depending on the goal you are working with, you may replace the word(s) “love, power and wisdom”, with “God”, “Spirit”, “abundance”, “peace”, “energy”, “healing energy”, “light”, “life”, “chi”, “ki” or any other attribute or the “universal essence”.

How long should you keep on writing these affirmations in one sitting? Until you get the corresponding FEELING. You impress your subconscious mind through FEELINGS, so you need to keep on writing until you can FEEL that the affirmation you are writing is true for you.

If listening to a particular music helps you to create the desired feeling, by all means have that music playing in the background. You may also listen to corresponding subliminal or supraliminal recordings while writing your affirmations.

STAGE 2

The second stage of writing affirmations consists of your “goal-specific” affirmations. Your goal should be stated in positive terms (what you want to experience instead of what you don’t want), and be in a present tense – “as if” the desired outcome is your reality now.

Your affirmations should begin with “I am” or “I am becoming”, “I have”, etc.

Your affirmations should also be specific. For example, if you affirmed “I now have more money” – you may find one cent somewhere and the affirmation would be fulfilled, but that’s probably not what you had in mind. Your subconscious mind takes your statements literally and it fulfills them according to what you affirm. A better affirmation would be “I now have $ (specific amount)”, or “I am now earning $ (specific amount) a month”.

You may write these affirmations in the first (“I am”), second (“You are”) and third person (“[your name] is”).

Your affirmations will be even more effective if you incorporate “feeling” words into your affirmations. For example

“I feel so good that I am now able to …”

“I feel so exited now that I have …”

“I have decided to …”

“I am committed to …”

Certain types of general affirmations do work well, too.

For example

“All my needs are now and forever supplied”, or

“I am enjoying perfect health now and forever”.

These general types of affirmations are pretty close to the affirmations you were writing in the first stage of the affirmation process because what you’re doing here is affirming and aligning yourself with spiritual truths. You are simply affirming that you desire to experience in your physical world what is already true for you in spirit. You are acknowledging these spiritual truths and allowing them to express in your life.

The universe (or, your subconscious / Superconscious mind – whatever term you prefer) follows the path of least resistance. This means that what you ask for will come in a way that is the easiest to get according to your beliefs, desires and expectations and according to beliefs, desires and expectations of everyone else who may be involved in your project.

If you leave the “how”, what you desire will come about often much faster than if you insist that it has to come in any specific way. You can simply state:

“[your desired goal] now manifests for me in a perfect way for the highest good of all”.

There may be many more ways of getting what we desire than the ways we are consciously aware of, so leaving this element to the universal creative intelligence (or to your “inner wisdom”) would often help you to get something that is even better than what you have originally envisioned.

It is also good to distinguish between the “form” and the “essence”. The “essence” relates to the feeling you’re after, the feeling you believe the specific thing would give you. The “form” is the thing you believe will best fulfill this need and enable you to experience the desired feeling. Often times we may get exactly the thing we asked for only to find out that it didn’t really give us the feeling we desired to experience. Also, focusing on the “essence” or the “feeling” will help to manifest the truly desired experience in your life much faster and to your greater satisfaction.

To find out what is the “essence” of what you desire, you may simply ask yourself a question “What will having this thing enable me to experience?” For example if you are in debt, you ultimate desire to have all of your needs met and all debts paid off. Even if it is a financial debt, you may or may not need money to pay it off. There are many different ways in which your debt may be cleared – it may happen that you encounter new opportunities to create that money and pay the debt, it may happen that money from an unexpected source lands in your lap, it may happen that the debt simply becomes erased as if it never existed, or some other serendipitous circumstances occur. For this reason, it is always in your best interest to remain open and expect even miraculous solutions, while at the same time you commit yourself to do your very best to help yourself.

The affirmations you write will work in conjunction with the beliefs which are already impressed upon your subconscious mind. So, if you are writing affirmations for prosperity, what may initially happen is that you end up with more offers for the same type of work you’re accustomed to getting.

This simply means that, through repeated action, this method of acquiring money has become conditioned in your subconscious mind. And, of course, you can change it by reaffirming the method in which you’d rather be acquiring money now, until this new idea becomes impressed upon your subconscious mind.

Or, if you have a health challenge, and begin to affirm for perfect health, the first method you may come across may again be the one that is most acceptable to you according to beliefs and conditioning already impressed in your subconscious mind.

Whatever first comes your way as a response to your affirmation doesn’t mean that it’s the only way – it just means that it’s most appropriate based on your current beliefs. By sticking with the idea you really had in mind, sooner or later you’ll get your desired outcome.

You may also get the actual thing you are after or you may end up with a lot of opportunities requiring some kind of action on your part and leading to the acquisition of the desired thing. It is important to recognize when what you asked for is manifesting in some way in your life, even if it’s not exactly what you asked for. This will still boost your confidence and condition your subconscious mind for success because you’ll know that something is working even if you need to adjust your request in some way.

While I did say that you should be “specific” there are some things that you should avoid regardless of how initially attractive such ideas may seem to be. Things to avoid are asking for a job that a specific person has, a possession belonging to a specific person, or that a specific person (e.g. Joe or Mary) goes out with you on a date, or worse, drops dead. Can you get those things with affirmations? Yes, you can – but ultimately you may not like the consequences. These things would be “ill-gotten” and sooner or later, something would be taken away from you “in exchange”, something that you consider valuable.

You can, on the other hand, affirm for yourself that you are irresistibly attractive and that you ideal partner is now coming into your life. You can also list down the physical, emotional, mental and spiritual qualities of such a person as well as any other general interests. You can specify what kind of relationship you’d like to attract and enjoy. You can specify that you’d like to work in a specific occupation, make certain amount of money, etc. And you can affirm peace, love, happiness and abundance for other people. In short, if you wouldn’t want other people affirming something for you, don’t affirm such things for others.

When you affirm for something, it is pretty much like throwing a pebble (your statement) into an ocean (of infinite supply). It will create waves in all directions, gather all different expressions of the energy (thoughts and feelings) you just sent out, it will multiply and come back to you. So, unless you’d really like to experience what you asked for multiplied and returned to you, don’t affirm it.

If you desire something, but don’t have a clue how to create such experience in your life, or it appears that all doors are closed to you, you can affirm:

“The way now opens for me to … (state your desire)”

The way to uncover any conflicting beliefs you may have regarding what you desire to create in your life is to write your affirmation once, then take a deep breath, and write down whatever first comes to your mind as a response to such statement. Then write your affirmation again, take another deep breath and write down whatever comes to your mind as a response. For example:

(affirmation) “I, (your name), completely forgive myself”

(response) “I smashed my dad’s car. I was so irresponsible.”

(affirmation) “I, (your name), completely forgive myself”

(response) “I never once called my mother in two years. What kind of a person am I?”.

(affirmation) “I, (your name), completely forgive myself”

(response) “I yelled at my son. Oh boy, I’m so stressed out” … etc.

Incidentally, if you choose to work with forgiveness affirmations, it is recommended that you write them 70 times a day for seven days. You are bound to experience some major transformation and emotional clearing in just one week. You may be very surprised with the results.

And talking of “clearing”, if you find yourself standing in front of apparently insurmountable obstacles, you may write the following affirmations:

“The path to my (being, having, doing) …is now clear.”

“All obstacles to my (being, having, doing) … vanish into nothingness”.

“I now give all of my problems to the Spirit (Christ, Inner Wisdom, God) within me.”

“All obstacles to my (being, having, doing) … now dissolve in the Light.”

“I totally surrender to my Inner Wisdom”.

“Beloved God, Thy Will be done in me and through me now and forever.”

STAGE 3

The third stage of the affirmation process consists of closing the process. In hypnosis, this is usually done through suggestions for emerging from the state of hypnosis to normal waking consciousness.

While writing affirmations, you can write down “gratitude” affirmations acknowledging the acceptance of the blessings (change) you have just asked for.

Some examples of these affirmations are:

“I am deeply grateful for my life”.

“I am deeply grateful that I now enjoy perfect health.”

“I am deeply grateful that the million dollars are now manifesting in my hands.”

“I am deeply grateful for the ability to serve others.”

“I am deeply grateful for my ability to …”

And, of course, you may close the whole process with “It is so!”, or “So be it!”, or “Amen!” knowing that what you asked for will most definitely manifest in your life according to your beliefs and expectations.

How to Stop the Confusion and Not Be the Average Real Estate Agent Earning Less than $20,000 a Year

According to the National Association of Realtors (NRA), the average real estate agent sells 4 homes per year. Even with the median U.S. home selling for $219,800 (Source: NRA) in September of 2006, this suggests less than a $20,000 annual salary for the average real estate agent.

For those who are not familiar with the real estate industry and commissions, real estate agents are paid for listing and selling a house. The average real estate commission fee is around 6%, but that does not mean the agent receives 6%. This fee is split 50/50 between the listing broker and the selling broker. If the agent works for a broker, then this fee is once again split 50/50 with the broker receiving 1.5% and the agent receiving 1.5%.

Simply speaking for each $100,000 sold, the real estate agent receives $1,500 For the median home, this translates into $$3,297 per home or $13,1888 annually. Even if the agent is selling higher end homes around $500,000, then the annual sales for the agent is $2,000,000 ($500,000 times 4 homes). Using 1.5% commission, the agent is bringing home $30,000.

Since the data from the NRA also suggests that 10% of the agents account for 90% of all transactions (selling and listing), the average of 4 homes per year sold by real estate agents makes sense. So what can you do as a real estate agent not to be average and to make more than $20,000 a year?

Remember these 2 statements:

Motion does not mean progress.

Activity does not mean results.

People confuse motion with progress. For example, the realtor is out making contacts (motion), but not making appointments and not closing sales(progress).

Additionally, people confuse activity with results. An activity would be a networking event or a luncheon meeting. Results are securing signed contracts.

To stop this confusion begins by tracking your daily efforts and establishing your sales to close ratio. For example 100 calls or contacts, delivers 20 appointments, yields 10 meetings and turns into 1 sold or listed home. When you have actual hard and measurable numbers, you can increase your activity knowing that your results will also increase. You will then turn from the average realtor into the above average realtor and earn more than $20,000 per year.
