Writers have a real responsibility to spread certain values to their readers. This is especially the case if you write for kids and teens.

I have taken my responsibility of writing with an important message and moral very seriously. I love writing nonfictional articles and stories for children and teens. I think that teens can learn so much from reading material that offers that kind of guidance.

However, when you write for kids and teens, the message cannot be preachy or assertoric otherwise you will loose your readers altogether. Teens and tweens need material that is friendly yet leaves them thinking about how they can do better as human beings as they grow up.

But how do we inspire this in our readers? There are several ways that we could do this.

1. We must present a message that appeals to teens and what they can relate to. Teens must know that we care through what we write for them.

2. We must write to the teen as if the teen is our friend and we know what they are going through. Writing down to the teen won’t ever work. Most times, the teen will never read our work again.

3. We must urge our readers to go beyond the ordinary and to strive to be the best that they can be. This need not be through didactic discourse as it is through encouragement.

4. We must write manuscripts that are inspirational to the teen. This will help the teen to believe that she can do whatever she puts her minds to.

5. If we can inspire teens to do and be their best through our writing, they will want to read our articles and books because they will make them feel so good about themselves and their lives.

6. Through our writing, we should try and inspire kids and teens to excel and to be questioning standards that are portrayed through the media and society so that they could do the best that they could to really make a difference in their lives.

7. Your writing should always make a kid or teen feel better about life and not worse. Kids are usually fundamentally happy by nature, so writing about material that is depressing won’t really appeal to them.

So, determine the type of writer you want to be and the type of moral you want to portray through your writing. Once you determine what this is, you will have created your niche for your writing.

A home-based business becomes for the business owner, an entity in and of itself. Because so much hard work, blood, sweat and tears goes into every home-based business, it is easy to view it as having a “life” of its own and a home-based business can be more real to the business owner than anything else in their lives.

However, there is also a dark side to a home-based business, especially one that is failing miserably. Part of being successful within a work-at-home dream also means knowing “when” to quit, or “fold”. A home-based business can be like a game of cards, when the “losses” exceed the “wins”, it may be time to give up on the business and either start another one, or look into other forms of outside employment.

It has been said, “that most entrepreneurs fail three to five times” before they actually start a business that succeeds. Although it is imperative that entrepreneurs be persistent, not being able to accept failure, when it is obvious that failure has occurred, can be extremely detrimental.

So, how does an entrepreneur “know” when it is time to give up or when they should continue? Simple, the amount of actual “suffering” needs to be measured. The following “suffering measurement” should take into account:

1. What type of debt the entrepreneur is accruing, and how many bills and necessary needs are being neglected. No one should live without food, clothing, shelter or the necessary medical care needed for a gratifying life. If a home-based business is constantly leaving the business owner without funds with which to sustain life, then it is probably time to quit.

2. What type of emotional pain is the entrepreneur facing? If the business has become so stressful because of mounting debt, or the entrepreneur’s family is turning against them because of the business, then it is probably time to quit.

3. If there is a chance of losing a home or other holdings and property because of the bills engendered during the business, then it is probably time to quit.

4. If the frustration of having the business and handling the day to day operations surrounding the business is greater than the pleasure of owning the business, then it is probably time to quit.

Notice I have only mentioned the fact that it is “probably time to quit”. No one but the actual business owner can sufficiently measure when a business should be declared a failure and when they, the business owner, should walk away.

Let’s face it, even older businesses can face renewed challenges to their survival. Markets can change drastically sometimes, seemingly overnight. Consumer behavior also can change quickly. Newer businesses can face start-up challenges, but older businesses can encounter significant “bumps in the road” to business success as well.

All the above factors need to be weighed carefully before deciding either to “quit” or “stay” with the home-based business.

There are some methods that can be successful for alleviating some of the financial and emotional stress that accompanies a failing business:

1. An outside source of employment can be taken “temporarily”, and the business can be worked on “part-time” in an entrepreneur’s free time.

2. Loans and grants can be taken to alleviate financial strains until the business becomes solvent.

3. The entrepreneur can enlist the aid of family and friends, by allowing them to “buy into” the business, or by forming an LLC (Limited Liability Corporation), wherein the business owner is no longer solely responsible for debts or liabilities. Most new business owners start with a Sole Proprietorship model, so switching to the more encompassing LLC may indeed aid the business in its quest for survival.

4. Business owners can “downsize” their expenditures, both in the business, and in their personal lives. Downsizing of expenditures can literally save thousands per month and may indeed “save” the business from ruin!

In reality, there is no “shame” in failure. Failure at anything only teaches valuable lessons, lessons that may be incorporated into success at another time! If you’re suffering in your home-based business, don’t allow pride to stop you from admitting defeat and moving forward in another area of life! That’s what being an entrepreneur is really all about.

Vehicle MSRP: Manufacturers Suggested Retail Price – This price is always negotiable – don’t ever agree to pay MSRP

Exception: Some vehicles that might be “hard to find” or “limited in production” might be sold by the dealers at MSRP or, sometimes higher. This is usually called Market Adjustment.

Manufacturers Rebates: This is your money and has nothing to do with discounts given by the dealership. This money is given to you directly from the factory. Never let the rebate be used as a negotiation tool by the dealer. Any discount or negotiation from the dealer should be separate of any rebates offered.

Low finance rates: 0.00% 1.00% 1.9% etc… These are called Sub-vented rates, they too are offered by the factory and not the dealership. Do not allow a “low” finance rate to be used as part of a negotiation by the dealer. These rates are granted over and above any discounts, rebates, etc.

Exceptions: There are several exceptions to Sub-vented finance rates, but here are two that you really should be aware of:

1. Not all people qualify for these rates. So, if you suspect that you might have some issue that will cause you not to qualify, there is nothing wrong with expressing to the dealer that the low finance rate is something you are interested in, and you would like to apply first, before going through the long, timely steps of deal negotiation. Many dealerships will view this as unusual; however, any “good” dealer will be happy to let you submit an application first if you insist. Why is this important? As we always say, knowledge and preparation are the keys to not overpaying at a dealership. What happens if your entire deal is worked, negotiated and finalized with the dealer? Then you head over to the finance office to finalize the finance terms and payments… You expected to pay 0.00% interest, then at the last second you are told: “Sorry” because you don’t qualify… NOT GOOD THE WHOLE DEAL CHANGES.

2. Rebates and “low” finance rates can not always be combined. Some factories allow it some times, however there is no rule; you must do your homework first. For instance, Chrysler offers manufacturers rebates on most their vehicles, plus they offer low finance rates on most vehicles as well. Though, you the customer must decide which offer you want, you can’t have both. Although, sometimes Chrysler will run special offers that allow you to “combine” both the financing and rebate offers at once. But be careful, dealers won’t always tell you that these offers are available, if you are unaware and you agree to pay higher finance rates, you are stuck.

Commonly Asked Question: Which is the right choice, Rebate or Low Financing?

This is an interesting question asked by many customers, the answer is simple yet many people have no idea.

Remember this rule: You should do what’s best for you, do not ever inquire with a person, dealer, or anyone else that has any other motive than what’s best for you.

What that means is this: When you ask a dealership which makes more sense, the dealer will likely tell you: “Take the rebate – not the low interest rate.”

The reasoning behind this answer is, if you take the rebate you are actually paying “less” for the vehicle than if you elected the low interest rate. So, being that the vehicle price is the most important issue, you should always take the rebate. Is this correct or incorrect?

Rule: Don’t be concerned what the dealer is making or loosing, it’s not relevant to what’s best for you.

Does the dealership stand to gain more if you chose the rebate vs. the low finance rate? The answer to that question is yes, the dealership does stand to gain more. They receive a little more in “reserve money” from the lender if you chose conventional finance rates. The fact is however; that this point is completely irrelevant. Who cares what the dealership is making? Why is that important anyway? Is there some rule that says a dealership is not entitled to make profit? The only person who is doing something wrong in this scenario is you. You’re asking the wrong party for information. If the complete and honest answer might cause the dealer to make less, chances are more than likely the answers will be carefully weighed to fall on their side.

Remember: Your concern is getting the best deal for you, don’t waist time caring about what the dealership makes. Prepare yourself by considering all the facts. Do not make the common errors of all the people we constantly heart about who over pay all the time.

Fact: People who think that dealerships are loosing money on them are usually the ones who pay the most!

Note: Please understand the purpose of this and every other post we write is NOT to condemn dealerships for making profit. Why should a dealer not be entitled to profit? What right do we have to ask them to lose money? Would you ever go to a restaurant and tell them that you insist they sell you dinner and lose money? It’s a stretch, but equally as ridiculous.

The purpose of this post is to assist fair people in getting the best deal for themselves. Protecting people from being “ripped off” by a deceptive dealership is our motivation. We don’t claim that all dealers are unfair or “rip off artists”, in fact we are aware that most dealers are honest and forthcoming. Although, everyone is in business to make a profit and the topics written about within these posts are for the purpose of assisting “fair” consumers achieve “fair” and honest deals. Why do we keep mentioning “fair”. Because equal to us having no concern about a cheating dealership, we also have no concern about the “unfair” consumers who want the good dealers to close down their business and lose money.

“A GOOD DEAL IS WHEN BOTH PARTIES ARE SATISFIED”

As we have mentioned so many times; price is not always the most important issue.

The following is the one and only correct answer to the Rebate vs. low rate debate:

With any issue that causes you to make a decision there are always certain facts in place, those facts make up the “pros and cons”. With any decision we make, we weight the pros and cons and ultimately are lead to a decision. Then of course, we hope that decision was the right one.

Remember this rule: There is always a point where the two lines will cross, that point is where you will find the correct answer.

This means; there are variables that create change in every deal. For example: It may be a better deal for me to take the rebate, while it is a better deal for you to take the low financing rates. Let’s explain:

You might be financing $30,000 and your finance term is 60 months. The Factory is offering a $3000 manufacturers rebate or 0.00% for the 60 month finance term. Which do you choose?

I might be financing $12,000 – The factory is offering a $3000 rebate or 0.00% for the finance term. Which one do I choose?

Obviously the answers vary; your lines of “break even” will obviously cross way sooner than my lines. The reason: different factors in the two deals will yield different answers.

Here’s how you figure out the correct answer based on your factors:

For this example we’ll assume that you are considering a $30,000 car with $3,000 rebate or a 0% interest rate, and for the sake of finding an answer, we’ll assume that you’re putting $3,000 a down payment and you qualify for all offers.

First: Draw a line down the middle of a piece of paper; on one side write Rebate on the other side write 0%

Second: on the 0% side write in the sale price of $30,000 – and on the left side (rebate) write in the sale price of $30,000 as well.

Third: On both sides add in your local tax rate. For instance: if you live in Queens NY add 8.25% as sales tax.

Fourth: on both sides add $300 – this should cover DMV – Inspection and dealer Doc Fees.

Fifth: On both sides – subtract $3,000 for you down payment

Sixth: On the rebate side subtract $3,000 for the rebate

If you did this right, so far you should have the following results:

Both sides: should show Sale Price $30,000 Tax $2,475. DMV $300. Sub Total: $32,775

Rebate Side Should show $6,000.00 Total down payment and an “unpaid balance” of $26,775.00

The 0% side should show $3,000 Total Down Payment and an “unpaid balance of $29,775.00

Assumption: If you chose not to take the 0% – the dealer offered you a 5.5% interest rate.

Summery: On your deal, 0% came out to be $910.80 less than the REBATE, so obviously the better deal for you is 0%.

On my worksheet, using the same method, it turned out that the rebate was quite a bit more of savings, (only because I was financing much less) if I chose to finance more money perhaps the lines would cross sooner.

Final notes to remember:

1) If you choose to lower or raise you down payment and lower and raise your amount financed, the out come of “which one” is a better deal will vary. So, keep testing the different scenarios using the method provided above and you will find the best deal for you. Every time!

2) Be careful – No rebate is final, while low financing isn’t: Keep in mind this very important consideration: If you choose low financing over the rebate – essentially you just paid more for the vehicle and you can’t get that money back. However, you chose to do so in return for free financing terms. (Very smart) You did your homework, you made your decision based on solid factors and you made the overall least expensive decision. EXCELLENT WORK! Though, you must remember you made this comparison based on a 5 year repayment term. If you keep the vehicle for 5 years, and pay as expected you win, your calculations were perfect and you achieved the best deal for you. On the other hand, if something changes and for any reason you decide that you are not going to keep this vehicle beyond the second or third year… Then, you just gave back the benefit of the low financing. The variables have changed once again and the better deal swings back to the rebate. So remember, in the privacy non pressured environment of your own home; carefully consider all your options and likelihoods. For instance, if you know you don’t keep a vehicle beyond a couple of years, this must be included as a decision factors.

Long story short: Always compile all the facts first, limit the variables that can change the deal and negotiate with confidence.

What is Mindfulness?

The concept of mindfulness has actually been around for thousands of years. Its origins can be found in the earliest Buddhist teachings (2500 years ago). It has been used over the centuries in traditional eastern contemplative practices like Hatha Yoga and other meditation practices. Zen masters taught mindfulness to enlightened monks in the ultimate acceptance of their own existence.

However, the way we use the term here, Mindfulness should not be confused with inward focused mysticism or spirituality. Today Mindfulness not only refers to the acceptance of one’s reality but what one does with that reality. As we use it, Mindfulness is the skill of living in the moment and relating to the world in a nonjudgmental and reflexive as oppose to reactive fashion.

In recent years, science and westernization have adapted Mindfulness so that it can be cultivated daily, used without years of practice, and be compatible and useful within almost any modern human activity. Mindfulness is simply an introspective method for grounding your thoughts, emotions and behaviors in the reality you are currently experiencing, so you can stand back, observe, understand yourself more fully and take care of your needs.

In fact Mindfulness can also help you stay focused and aware even when you are engaged in mundane activities such as driving, eating, and walking. Research has shown its positive effects on boosting the immune system, managing pain, reducing stress and cultivating personal awareness.

A beginning Mindful sequence may involve:

- Sitting in a quiet and comfortable location

- Thinking about where you are and what you are doing at this very moment

- Closing your eyes

- Allowing thoughts about what already or will happen move in an out of your consciousness with your non-judging mind and gentle persuasion

- Focusing on the sensations of breathing each breath and noticing what that does to your belly, nostrils and lungs

- Making note of every thought and feeling that comes up and then returning to your breathing to further anchor your attention

- Observing your mind but, not getting stuck on any one particular thought or feeling as your breathing becomes more natural, full and steady

- Opening your eyes and looking at something you have seen before with a fresh perspective.

What are Affirmations?

Affirmations are declarative statements about something you now know, did, or intend to do. When you use an Affirmation you are not only being aware of your thoughts, but you are taking conscious control of them. When you say, write, read or even think of an Affirmation, you are, in effect, taking steps to acknowledge what is worthwhile about you.

Studies have shown that most of our daily thoughts are negative. Working with Affirmations makes you aware of how self-defeating thoughts chip away at your creativity. Affirmations help you create a new reality and visualize what you essentially want out of life.

Negativity can threaten your health and happiness. In fact, when you are not paying attention to your thinking, you are more liable to pessimistic and not realistic or optimistic. The more you are aware of what you are actually telling yourself, the more upbeat you will sound. Using command based phraseology, keeping the Affirmation in the present tense and making it reality based offers you more reinforcement. Repeatedly telling yourself that you are, or will be, deserving, healthy, and successful, the more your positive determination will flow. You’re more likely to see a bounce in your step and a lift in your life by using daily Affirmations.

What are Mindful Affirmations?

Mindful Affirmations ” are not just inspirational sayings. We use the term as thought provoking phrases that loosely derive from Mindfulness ideas of Dr. Jon Kabat-Zinn, who founded the medical and meditative models of Mindfulness. He came up with Eight Stations of Mindful Meditation:

- Smile

- Breathe

- Arrive

- Attend

- Find the essence

- Slow down

- Listen

- See things with a new perspective

Mindful Affirmations incorporate one or more of these active stations into each passage in order to support the Mindful notion of keeping an “open mind,” where possibilities have no limits. They are not meditations as used by Dr Zinn and others. Mindful Affirmations take ordinary Affirmations like “Your self-confidence will carry you on,” and make them more reality based so the reader can gradually acknowledge and accept the truth about their life. An example of expanding the above Affirmation into a Mindful Affirmation would be “I barely thought of my own self-worth until I saw myself going backwards in life. Letting myself go and losing all I had gained made me feel stuck and dependent. I now see how harnessing my self-esteem can help me not only find my way but, carry me through life.”

This phraseology helps to evoke not only the reader’s subconscious mind, but keeps the reader focused on the key of Mindfulness, just being in the moment.

Pain is about growth and is inevitable. Unfortunately, too many of us have become addicted to suffering… but suffering is optional! Mindful Affirmations make our conscious and subconscious minds look at our pain and release our fears about the unknown. Our inner subconscious mind has the desire for change but doesn’t know just what to change or how to do it. Our outer conscious mind desires to be relaxed, in balance and accept our state of affairs. When working in concert our two minds remove expectations/accusations and allow us to gently examine our feelings, thoughts and behaviors about the past without dwelling or being judgmental.

When Mindful Affirmations are written in the first person they can help the reader not only empathize with the writer, but slowly begin to accept and validate their own pain, saying inside themselves, “I guess I am not alone.” Mindful Affirmations not only break down the reader’s self-imposed isolation but offer them options for change such as in the passage, “I now see that responding rather than reacting will build a healthy interpersonal world for myself.”

It has been my clinical experience that each time I ask a patient to read a Mindful Affirmation, they mention to me that they now see their old problem in a different way. One of the core values of Mindfulness is to be able to see yourself and the world around you with a “new set of eyes.”

The focus is on accepting, commitment and learning (refers to “ACT” therapy) a new way of living or looking at life. Mindful Affirmations help the reader’s mind stay engaged while supporting the surrender of old baggage and unfulfilled expectations.

Mindful Affirmations use positive assertions like “I feel happy,” but allow our present awareness to reinforce our declaration giving us clarity of thought to see our options. It is a coping strategy. For example, the statement “When I am stressed I make myself sit and take notice of my surroundings,” supports your inner desire to stay calm and centered rather than be overwhelmed and scattered.

While managing conflict at work and managing conflict in personal relationships requires many of the same skills, there are four important differences that you should be aware of. Knowing these differences will help you to navigate the different challenges of these situations with greater success.

Personal conflicts can be more destructive.

We feel a greater freedom to say much more destructive things to those we love than we will say to people we work with. While there are plenty of bad behaviors in the office, rarely will someone scream “I hate you” to a co-worker. Such unprofessional behavior would likely not be tolerated by management.

There are two other reasons that personal conflicts can be more destructive: (1) there is a higher emotional intensity to the conflict in a personal relationship than in a conflict at work, and (2) we know more precisely what to say to hurt someone in a personal relationship because we know them better.

Work conflicts have less emotional impact.

The emotional consequences of failing to manage conflict at work will generally be less devastating than failure to manage conflict in a personal or romantic relationship. Because we tend to expose more of our private thoughts and have less of a protective shell in a personal relationship, failure to manage conflict will be more destructive. The emotional impact of a divorce is likely to be far greater and last longer than losing a job. While both work and personal conflicts need to be managed carefully, resolving the personal conflict will require more effort but will deliver more rewards.

Personal conflicts have different expectations.

When managing conflict at work there is less of a need to make the other person feel loved or to take into account personal feelings. Of course we never want to have destructive conflict in any situation, but in work conflict getting results and reaching company objectives can be more important than hurt feelings. In a personal conflict, feelings may be paramount so extra time and effort may need to be invested.

Conflict at work can be arbitrated by a higher authority.

In a work conflict there is “boss” or other higher authority that can settle the dispute and impose a solution if the parties can’t resolve it themselves. Even when the parties in a personal conflict seek out a counselor, the counselor doesn’t have the ability to impose a solution if everyone is not in agreement. Because in a work situation a superior can impose a solution, it is easier to resolve work conflict.

Being aware of these four differences will make you more effective at managing conflict at work and in your personal relationships.

Whether or not to start a home based business is probably one of the most important questions that you will ever have to answer. If you are even seriously pondering the question in the first place, then it probably means that there are circumstances in your life which are causing you to consider undertaking a venture which will have a significant and far reaching impact on your own life and on the lives of your immediate family memebers as well. Before you take a leap of faith into becoming a small business owner, there are a few areas of your life which will be impacted and which you should seriously consider before coming to any final decision as to whether or not a home based business is right for you.

FINANCIAL

Starting your own home based business can have many financial rewards and put you in control of your own financial future. However, there are a few things to consider before beginning your undertaking.

First, will you start your home based business on a part time basis and keep your day job until you are making enough profit to enable you to quit and devote your full attention to your business? Or would you rather quit your day job now so you can devote your full time and energy to building your business? There are pros and cons to both approaches and only you can decide which one you will feel most confortable with in the long run. If you have enough savings to meet your living expenses for a good six months to a year then it might be worthwhile to quit your day job to focus on growing your business. You’ll see results a lot faster and that will give you the momentum you need to keep going. Starting a home based business requires a lot of up front work and if you are doing it on a part time basis it is easier to get discouraged when the results don’t materialize as quickly as you had originally planned. On the other hand, having a full time income will enable you to spend more on your business without having to worry about meeting monthly living expenses.

You will also have to set a start up budget for your business as well. Any home based business will require some start up costs, even if they are only minimal at first. For example, if you are going to be doing business on the internet, you will need to register your domain name and pay a monthly fee to have your website hosted. Domain names can be registered for as little as $7.00 and monthly hosting can be obtained for a minimum of about $25.00. You’ll also need to determine how much money you are going to devote to advertising your new venture. While there are some very good ways to advertise your business for free, eventually you are going to have to lay out some money to advertise if you hope to see the kind of profits that will make your online business worthwhile. While we are not talking about massive amounts of money here, a few hundred dollars would be a reasonable sum to get some quality advertising to promote your business and allow you to start making some sales which will generate even more cashflow to reinvest in your business.

PERSONAL

Most people who are interested in starting their own home based business cite personal reasons as one of their primary motivations. It seems that more and more people are getting fed up with corporate America these days and it’s no secret that the average workday continues to get longer and longer, lunch hours become nonexistent, and the financial security that once came with retirement is no longer a reality for most people. Not only does having your own home based business put you in charge of your own financial future, it also allows you to start spending real quality time with your family. Most people are so exhausted at the end of a typical workday that just getting through dinner without nodding off is a real challenge. With a home based business, you control the hours you work and you automatically add at least one or two additional hours to your day that you would otherwise spend commuting to and from work.

Of course, getting your family adjusted to having you working from home may take some effort in the beginning. If you have very small children at home it can be a challenge to keep them out of your office while you are trying to get work done. If you are the primary caretaker, you will need to work in small spurts throughout the day while the kids are napping or watching a video and then put in a few hours after they go to bed for the night. Once they are in school, the routine becomes a lot easier because you can adjust your schedule around their schoolday and have most of your daily work completed by the time they get home from school.

Life can sometimes be a series of tradeoffs, so spending all that quality time with your family also means that you’ll no longer have the social interaction that was once a part of your 9 to 5 routine. Now that you have a home based business, you will have to go out of your way to gain some of that same social interaction. Joining local small business organizations is a great way to make new friends, network and have your business become known in your local community. Alot of these organizations have weekly or monthly meetings with guest speakers at either a breakfast or afer work social event. In any case, socializing will now become a great way to network and spread word of mouth about your new business venture.

MOTIVATION

You have to be motivated to start any home based business. This motivation is twofold. I am talking here about both the internal drive to take action and get your business off the ground, as well as the vision you have in your head of what your business will eventually look like once it is established and what it is you want to accomplish with your business.

A home based business can bring many financial rewards, but alot of people will get discouraged with the up front work that is required to get any business off the ground. I have often heard an analogy used by folks who do business on the internet that I like a lot because I think it is so accurate. The analogy is that starting a home based internet business is like a rocket taking off. For those who are not NASA afficionados, a rocket apparently uses something like 80% of the energy that it will use during it’s entire mission just during those first few minutes of liftoff. That momentum then helps carry it throughout the rest of it’s journey. It’s a lot like that with a home based business. It takes alot of up front energy, but one day you realize that the hardest part is over and you’ve created enough momentum to help make it easier from now on in. You have to have the motivation to get through those early days, otherwise you’ll never create the kind of momentum that you need to see yourself through.

You’re also going to need to identify your motivation in terms of what it is you want to accomplish with this business of yours anyway. Do you have a great idea or product that you want to promote? Most people actually don’t, and that’s okay. Selling your own product is often thought of as the most lucrative way to make money on the internet, but you can still make quite a bit of money by finding other people’s products and promoting those as an affiliate. That means for every sale you make, you get a commission. And you can also generate residual income for yourself by recruiting other people to become affiliates under you. But no matter which way you go, you have to like what you’re doing and what you’re promoting. Starting a home based business will not bring the financial rewards you are hoping for if you are not doing something that makes you feel energized, excited, challenged and, perhaps most importantly, that you are providing a worthwhile benefit to those people who are buying your product or service.

Well, I certainly hope those few points have given you enough to ponder as you go through the process of deciding whether or not a home based business is right for you. I hope you come to the conclusion that it is, because there is no better way that I know of to take control of your own financial future. If you don’t take the bull by the horns and do it for yourself, nobody else will. But don’t forget to have fun along the way. I already feel your skepticism. Buy commercial real estate? This year? Doesn’t this guy know that vacancy rates are skyrocketing, unemployment is on the rise and market sentiment is that commercial real estate will be “the next shoe to drop”?

Actually, I do, and I want to be very precise with my strong buy recommendation. This article is specifically for business owners who are currently leasing space and who also intend to be in business for at least the next 10 years. If that’s you, the remainder of 2009 may present the best buying opportunity you will see in your lifetime. Consider the following:

 

1)    You Need a Place to Operate Your Business

 

This may seem obvious, but unless you’ve set up shop in your home, every business needs space to operate. You’ve already decided to be in business, now you must choose to either rent or own your space.

Real estate rental costs are typically the third largest expense a business incurs (after payroll and taxes). On average, lease payments typically increase by 3% or more per year, every year. Finding an ideal location to purchase can convert this large, consistently growing expense into an investment that you will someday recapture, hopefully with a nice profit, when you eventually sell the property.

When that inflation hits, your commercial property will become more valuable. Additionally, you will be paying your mortgage with dollars that are increasingly less valuable.

When you one day decide to retire, owning the property will provide several attractive options. You will be able to sell the business and lease the property to the buyer; sell the business with the property, increasing the business value and making the transaction easier to finance, or sell the business and the property to different buyers.

Property ownership provides many tax benefits and can help shelter business income. Interest deductions, depreciation, amortization, 1031 exchanges and other benefits will help you keep more of what you earn. Speak to your accountant to gain a better understanding on how commercial property ownership can help you keep more of your income and reduce your tax burden.
