They are charismatic and people feel a natural tendency to listen and respond to them. 1. Creating Rapport

Rapport is often misunderstood as a skill that some NLP specialist apply to get people to respond to them. The truth is that we all use the concept of Rapport all the time. Rapport is a state of responsiveness when two people ‘click’ on a subconscious level. When two people establish a subconscious connection there is something that goes to work underneath the surface of verbal communication and they feel a real connection towards each other. This happens all the time between people, although it is mostly unconscious. Dr. Milton Ericsson was one of the first to discover this remarkable phenomenon when he spent inordinate amounts of time observing human interaction. His discoveries were nothing short of remarkable and he managed to lay some ground rules for establishing rapport with people and he turned it into a science and something that you can do consciously. The ability to create rapport is not only the most important, but probably the most essential skills for communication success. Without rapport you simply won’t get your message across to someone else.

2. Active Listening

The ability to listen and absorb what someone else is communicating to you is just as important as what you communicate to them. Communication is always a two way process. People who are ineffective at communicating are mostly self absorbed and only interested in their own point of view and in their own opinions. The ability to listen is one of the essential skills for communication success as it will enable you to establish rapport and also to establish what’s most important to the person (or people) you are communicating to. If you actively listen to other people you will be able to establish what their needs, wants and desires really are. Realize that 95% of the time people are absorbed in their own self interests, and we are constantly evaluating how things will impact and effect ourselves. Once again, this is an unconscious process. It’s not selfish – it’s just the way it is and it can be tied back to our self preservation. To be a highly effective communicator you have to learn how to suspend your self interest and really listen to others and their needs. This will empower you to truly respond to them and in return, you will get a real response from them.

3. The Power of Questions

Having a conversation is based on the simple process of asking and answering questions. Talking usually occurs when there are no questions involved and without involvement there’s no conversation. A very simple truth of human interaction is that until and unless we fee involved, we simply don’t respond and questions are one of the most important ‘tools’ with which we establish people’s needs and make them feel involved. The ability to ask effective questions is another critical and essential skills for communication success. Using questions is one of the most basic ways to establish a relationship with someone and when used effectively, you can instantly get through to people when you know what to ask them and how to ask it.

Now I have had other real estate professionals jockey for place and interchange their ad copy to be leading of mine in the column but it has not made whatsoever difference, at least as far as I can discern. Don’t worry about those things, just get the advertising out there and leave it. It could possibly take a bit of time, perhaps a several weeks to get going but sellers will telephone. As soon as you have your classified advertising running, then you should start working on your other marketing techniques right away. Ads in the “Freebie” Papers

I use 18 x 24 signs and set them at high traffic crossings around the town I wish to purchase houses in.

I also position a sign in the front yard immediately after purchasing any house. I have purchased several homes in the same regions as a result of marketing this way.

You can either use wood stakes or the wire stakes with your signs. I like the wood stakes because they do not bend like the wire ones, in addition, they are more less expensive and you can find just about any reasonably sized stick of wood or stake at your local hardware store for a really good value. Just get long lengths and trim down to fit. Then just nail the sign to it with the roofing nails with the orange or green plastic tops or you can use screws. There are many variants on what the wording on the sign can say. Keep in mind that traffic will be moving so you want to keep your message short and simple so it may be read. Plus your telephone number must be big, large and easy to read.

If you search the sign advertisement content, you will discover that it is same resemblance my paper ad. I like to brand my advertising because I believe that helps with identification that is probably why the two guys noticed me as a Real Estate Professional..You want to have contrast, so a white sign with dark blue letters usually is the best draw. Some folks swear by black on yellow or black on orange. Again, I say it’s not what or how you say it rather simply that you’re out there marketing and placing out signs that counts. You’ll build a ‘brand image over time if you stay logical with your real estate marketing endeavors. When dealing with bandit signs, be sure that your local code enforcement laws are aware of them. In some areas or counties they can lax on them but a few miles down the road in another county or city, they can be super strict and will ticket you in a minute, pull the signs down and lead off looking for your next posters to go after you again. Some retail merchants in high tax areas can’t put out any A board signage without having them sized and then fined.

Flyers and Bulletin Board Postings

Flyers and related collateral are another cheap way to get the word out that you are a real estate investor buy property, foreclosures or distressed properties. Just create a flyer with any one of the free on-line flyer software internet sites telling people that your are a real estate investor and how to get in touch with you. Make copies for few cents apiece and you have some really inexpensive real estate marketing and advertising. It really is that simple. Then place these flyers on every bulletin board in your Town or region you would like to buy your property, foreclosure or distressed home.. I also recommend that you place some of them in those plastic sheet shielders so the rain won’t ruin them and put them up on phone poles around neighborhoods I like to buy property in.. While not as prominent as the bandit signs, on poles actually in the neighbourhood they still attract phone calls. I carry a file with me in my automobile and put them up whenever I stop at a grocery store or major discount shop or really wherever. Some of the other area to put them are:

· Laundromats

· Taped to the inside of telephone Booths.

· On the counter of any business organization that will let you place them at.

· Bulletin boards at any local or major rebate store (lots of traffic)

· Grocery store bulletin boards

· Fax to Mortgage agents, call first

· Fax to Real Estate Agents, call first and they may get a lot of these.

· Take them Door to Door in target regions

· Employment centre Bulletin board

· County Courthouse or public office Bulletin board

These are just a few illustrations. Any place that will allow you to set one is a good place. You can never let too many people know that you are a real estate investor and are in the foreclosure market.

Imprinted and/or Promotional Items

Optimum Real Estate Investor Marketing Ideas – These no-lose ideas are sure to get you top hits on leads and calls for your Real Estate Investing occupation.

These are some of my favourites and most fun. While they are not the top producers of leads or the least costly, they will sure position you apart from the average investor.

Pen Knives – These tiny Swiss army knives are the neatest things. They are actually key chains etched with your content, mine being: WE BUY HOMES – All cash or take over payments within 24 hours! Call xxx-xxx-xxx I assure if you give one of these to somebody they will hold on to it it and if they conceive of selling, they will think of you. They are about $1.75 each.

Key Chains – I give these to all my buyers with the keys to their new house on them and leave them all over the place. They come in the shape of a house or #1 or whatever style you like and have your message on them. You can guess what mine says. Cost – about $. 25 cents apiece.

Pens – I use these all the time. Whenever I sign a sales receipt or anything I leave my pen. I cannot tell you how many outcries I have gotten off of these things and since I often need one, I always possess one to give away. My attorney even has a supply on his closing table. I possess two types printed. One for sellers says “We Buy Homes!” and one for buyers says “Everyone Qualifies”. Cost – about $.26 cents per unit.

Coin Holders – These you hardly find anymore so everyone is surprised when I have them. I leave these things everywhere. Mine are bright yellow with blue letters and my message. Cost – about $.30 cents apiece.

I leave all of these promotional items everywhere, on the top of gas pumps, on end-cap displays in grocery stores and in department stores. I look at it this way, if I give away 100 pens, 50 knives and 50 coin holders a month, that is only a little over $100 bucks a month. That is still cheap advertising. And with the money you can make in a real estate deal, it is ‘no cost’ marketing strategy. You can get any of these promotional advertising products at many major promotion marketing manufacturer, and you can find companies online as well.

Business Cards

I order business cards by the 1000′s and you should as well, there are a lot of great places online that can print up nice (and cheap) cards for you and that specialize in real estate as well. As for business cards, well, they are cheap, mine are about $50.00 for 2000, and I pass them out and leave them everywhere I possibly can. I leave my cards everywhere, in pay phones, on restaurant tables, my kids even have their own supply to pass out. Try to get a box a week out. The card doesn’t have to be fancy, in fact the simpler the better. My card is bright yellow with blue letters and says:

WE BUY HOUSES Foreclosure? Need Repairs? Bad Tenants? Divorce? CASH IN 48 HOURS! OFFERS MADE ON ALL CALLS! XXX-XXX-XXXX

Car Magnetics

Magnetics are one of those things where you spend once and get use for a long time. Mine cost about $75.00 and are yellow with blue letters. They say:

WE BUY HOUSES! FA$T CA$H XXX-XXX-XXXX

or

SELL YOUR HOME FAST WE PAY CA$H XXX-XXX-XXXX

I have gotten several deals from these signs. Remember to order a smaller set for the back of your car/truck. People have more of a chance to read the message when they are riding behind you.

Clothing

I like golf shirts and oxford dress shirts with my logo on them. There’s plenty of adverting houses that will help you design a logo if you don’t have one or use the one you already have. There is no charge for set up and all items ordered include your embroidered logo free.

I pass custom imprinted hats out to everyone I know who wears one and have given away many shirts as well. They really look nice and present a nice image for your business.

Other Advertising Tools

There are many other shapes of advertising, some I have tested in the past such as billboards, door hangers, yellow pages, television and radio advertisement. I even have a traveling billboard, an old SUV painted bright yellow with blue WE BUY HOUSES! and my telephone number that I drive around and park overnight at dissimilar places. It brings the calls! Get the marketing going and let the world know who to call when they have a house to sell, a pre-foreclosure, distressed property or someone who just wants to get out of their house.. If that phone isn’t ringing, you aren’t making money so you need to get a good marketing strategy going and stick with it!

In 2008 I started my business, and the first thing I did was to buy an expensive training course from a very successful and well know marketer. The information was good, but so far over my head that I was lost as soon as I opened the package and took the training manual out.

I was such a greenhorn that I thought I could make it work, after all if I hired the correct people to help me anything was possible. I hired a couple local webmasters; they had about as much understanding of this program as I did. They gladly took fifteen hundred dollars of my money to set up this site the way the highly successful marketer said it should be set up. It took three weeks and then I was up and rolling!

When I opened the site the next morning I had thousands, yes thousands of hits from Oprah. Two hours into the second day the hosting company closed down my account, and called me. They were not very happy. My webmasters had screwed up the site so badly it was impossible to fix and the hosting company said my business was not something they wanted anyway.

I didn’t stop there if throwing away $3,000 in the first 3 months didn’t work, then I must spend more money and get more training, and more training and more money spent. You get the picture within 6 months I was so confused, spend several thousands and felt so bad about myself not being able to do this business I quit.

Thank goodness that was not the “end of the story”. I found out how to get clarity and understanding about how to do this business, using simple and easy steps, finding great teachers along the way. My blog will chronicle the steps to do an internet business from start to success online.

There are some rules to follow when creating an affirmation that I’d like to share with you.

Rule # 1: The phrase must be in the present tense, such as “I feel good”, as opposed to “I will feel good” which implies that at some point in the future you ‘might’ achieve your goal. Remember to phrase your affirmation as if your desire.

Rule #2: The statement must always be written from a positive perspective, instead of a negative one. For example, you wouldn’t say “I don’t feel good when I am not healthy” as this places your health – which you are trying to change – in a negative context. Always phrase your desire/affirmation statement in a positive context and in the present tense.

Rule #3: Repeat often. After you create an affirmation, write it down on something that you can keep with you, like a notebook or card to put in your purse or wallet, or place it somewhere that you look at often throughout your day such as on your bathroom mirror or your desk at work. Make sure that you read your affirmation statements as many times during your day as possible.

Studies have shown that using the power of affirmations can lower stress and I have found this to be true in my own life. When I get clear about what I want in my life and focus on my desires with affirmations every day, I am more content and peaceful. What we focus on grows, so the more you focus your attention on your affirmations, the more likely you are to create positive changes in your life and achieve your dreams.

Book marketing professionals know the secrets of success that drove the sales of Rick Warren’s The Purpose Driven Life to a chart-busting best-seller and Mel Gibson’s “The Passion of the Christ” into a huge cinema phenom. Those of us in the business understand that sales of both blockbusters were driven by techniques outlined in a new book called PyroMarketing by Greg Stielstra who gained fame in book publishing circles when he served as the marketing director for The Purpose Driven Life, the best-selling hardcover book in history.

PyroMarketing embraces an idea that really has been in use for some time – niche marketing. That tool is well-known and used every day by book promoters but Stielstra lays out the niche marketing principles with a new, crystal clear message that is so compelling that it is a must-read for anyone who wants to promote an idea, service or product.

In a nutshell, PyroMarketing involves finding the “driest tinder” (customers most apt to buy), touch it with a match (customers experiencing a benefit), and fanning the flame (customers’word-of-mouth marketing), and save the coals (keeping a record of customers).

As a book-marketing expert, Stielstra found the driest tinder when the Rick Warren organization tapped into the Christian faith community in America to market The Purpose Driven Life. An initial six-week campaign for Purpose Driven Life involved 1,200 people who read the book each day, listened to sermons each Sunday, and met with friends each week in book study groups. At the end of six weeks, 400,000 people were intimately familiar with the book. Within four months, 2 million books were sold. More than 5,000 churches signed up during the fall 2004 campaign.

By focusing on the driest tinder within the church and encouraging them to spread the word, we were rewarded with many more sales to people beyond its walls. Fanning the flames didn’t just double the campaign’s impact, it multiplied it by a factor of five!”

In an exchange I had with Rick Warren, the author emphasized that his personal pre-existing contacts with pastors and church leaders was key in creating initial interest in his book. That very limited, specific market was the driest tinder, the book study groups was the match which produced customer benefits, and ministers and study group members talking up the book was the all-important fanning of the flame. The bookkeeping function of saving the coals by recording customers into a database is a sometimes-overlooked step which promises to deliver repeat customers.

Early on film producers wouldn’t touch “The Passion” and so Gibson employed PyroMarketing techniques to generate $500 million to become the top-grossing R-rated movie of all time. By the fifth day alone, the film had earned $125 million in box office receipts against only $45 million in combined production and marketing costs.

While it is amazing when you look at the success of Warren and Gibson, PyroMarketing techniques are not a collection of hidden secrets suddenly discovered. In my own practice, I find it helpful to re-evaluate all my processes to make sure all elements are followed and to look for new angles to pursue. Part of this constant evaluation of how I meet customer needs involves keeping up on what’s going on in marketing, promotion, public relations, and publishing. To accomplish this I am reading constantly to keep pace and better understand how my colleagues are thriving. That’s why I recommend anyone read Stielstra’s book, PyroMarketing: The Four Step Strategy to Ignite Customer Evangelists and Keep Them For Life. I have experienced success promoting authors using the same basic principles Stielstra spells out in his book and found that discussion to be a very helpful check-point.

In book marketing, a book cannot be promoted without first identifying who the readers are in advance of a single sale. When we find the reasons why that reader will read that book, we then craft the most effective message to be conveyed to the information sources that reader relies upon. We don’t bombard the market with propaganda but send out promotional information to selected streams that reach specific persons. That approach has always worked and always will. Salesmen know that you can’t sell a refrigerator to an Eskimo because he has no need of one, but you’d have a shot at selling him thermal underwear.

So in drawing up a promotion plan for a client, I first find the niche(s) the client can go after and determine how that specific media can be pursued. Getting media coverage is all about creating interesting angles. I try to find out everything I can about the author using a questionnaire that even asks about fraternities or sorority membership, roommates in college, and other tidbits about them personally and about the book itself.

To successfully market a book, Westwind Communications determines who will read it and then targets that media directly. By way of example, one of my clients has published a book of poetry. Now the average person won’t buy a collection of poetry. However, certain people love poetry. So we aim our book marketing efforts for this client to poetry magazines, poetry web sites and poetry societies who are the “driest tinder.”

The reason most authors seek book reviews is that the people reading them represent the “driest tinder.” You don’t read book reviews unless you are looking for a book to read or give. So, it makes sense to target reviewers at media outlets. Furthermore, people will tell their friends about a book review they read in a magazine or newspaper, see on television, or hear on the radio because the media is a third party, disinterested source disseminating the information. That’s why getting book reviews is so important in starting the “word of mouth” every successful author desires. The challenge is that these reviewers are bombarded with hundreds or thousands of books every year and it takes skill to cut through the clutter to get a book reviewed.

For any author, we make sure galleys and the finished books are sent to the reviewers at major publications and broadcast outlets. We write and send press releases, pitch letters in an electronic press kit, and make follow up phone calls to media outlets encouraging reporters and reviewers to write about our client’s book. Being reviewed by The New York Times, Washington Post, The Chicago Tribune, The Los Angeles Times and USA TODAY are major goals. In fact USA Today has 4.3 million readers every day. Furthermore, it gets more notice from the other media than the other four newspapers combined. That’s a major reason why we will make a concerted effort to get our authors noticed by USA TODAY.

We also contact national magazines and others that may be interested in the author’s personal story. Sometimes the media is more interested in the author than the book itself and that is just one more angle we’ll use to promote our client’s book. We contact TV and radio outlets. Every day thousands of interviews are conducted on TV and Radio stations across North America and several hundred are with authors. We have developed relationships with many producers over the years and those contacts combined with well-thought-out pitches produce results.

I regularly attend major media events in New York City for face-to-face meetings with journalists, editors, writers and producers from top national magazines, newspapers and radio/TV programs. I have successfully pitched such media outlets as 20/20, Prime Time, CNN, People, Good Morning America, Newsweek, Time Magazine, Dateline NBC, The View, Oprah’s O magazine, Cosmopolitan, Fox News, Good Housekeeping, Newsweek to name a few.
